So what is considered a reasonable offer these days?

In reading through this sub and r/firsttimehomebuyers over the last month, it seems many sellers perceive anything below a few percent off list to be a lowball offer these days.. My opinion is that 10-15% below list is a reasonable starting point for a negotiation. To me a lowball is like 25%+.
